Increasing Wood Based Office Fit-out for Sustainable Life Cycle Benefits

This project investigated the common cycle of “fitout-stripout” in large multi-tenanted office buildings which occurs over the life of a building and the resultant physical waste and its associated recurring embodied energy and greenhouse gas emissions (GHG). The study focuses on sustainability spanning the overall life cycle of existing buildings and the opportunity to include more Wood based design solutions with improved sustainability outcomes which better meet the arising needs and responsibilities of the property industry.

The four-part study investigated 1) the lease and fitout churn which dictate the terms and way in which office fitout occurs, 2) quantified and qualified waste from stripout, 3) to develop design concepts that aim to reimagine office fitout using sustainably driven wood based approaches, and 4) an LCA study comparing the above wood based designs with traditional fitout construction.

Also associated is a technical document entitled Reimagining Wood Based Office Fitout Systems – Design Criteria and Design Concepts which his due to be publish in December 2017.
